What is DLD?

The Dubai Land Department (DLD) oversees all real estate transactions in Dubai. The DLD transfer fee of 4% is mandatory for every property purchase and is one of the lowest property transfer taxes in the world.

Oqood: Registration system for off-plan properties. You pay the 4% DLD fee once through the developer, plus an Oqood admin fee of approx. AED 3,000–5,000 paid to the developer. Off-plan has no NOC, trustee or agent fee.

Trustee Fee: Applies to ready (secondary) properties only — a fixed fee paid to the DLD-approved trustee office (AED 5,200 above AED 500,000, otherwise AED 3,000) that already includes the admin fee. Ready resales also carry a 2.1% agent fee (incl. VAT).

What does buying a property in Dubai cost?

On top of the price, every Dubai property purchase comes with the 4% transfer fee of the Dubai Land Department (DLD). For a ready (secondary market) property you also pay the trustee office that handles the registration, the developer's NOC (no objection certificate) fee and usually the agent commission.

An off-plan purchase is registered in the Oqood system: besides the DLD fee you pay the developer's administration fee, while trustee, NOC and agent fees do not usually apply.

The calculator puts these items into one cost breakdown and shows the total purchase cost as a percentage of the price. The default values (e.g. 2.1% commission, AED 1,000 NOC fee, AED 4,000 Oqood fee) are indicative and can be changed freely.

Frequently asked questions about the DLD transfer fee

How much is the DLD transfer fee in Dubai?

The Dubai Land Department transfer fee is 4% of the purchase price, for both ready and off-plan properties. It is a one-time government fee for registering the ownership; Dubai has no annual property tax.

How much is the trustee office fee?

The calculator uses a trustee fee of AED 5,200 for prices above AED 500,000 and AED 3,000 below that. The fee applies to ready property transactions; the exact amount is set by the trustee office handling the transfer.

Who pays the agent commission?

When buying a ready property, the buyer typically pays the agent commission; the calculator's default is 2.1% (2% + 5% VAT). With off-plan purchases the commission is usually paid by the developer, so it does not burden the buyer.

How do the purchase costs of ready and off-plan property differ?

Both require the 4% DLD fee. A ready property adds the trustee fee, the NOC fee and the agent commission; an off-plan property adds the developer's Oqood administration fee. At the same price, the one-time cost of an off-plan purchase is therefore usually lower.
