About Dubai Visas

10-Year Golden Visa: For a DLD valuation of AED 2M+. Mortgaged properties are also eligible — a bank NOC is required, with no minimum paid percentage. The most prestigious category with the most benefits.

2-Year Investor Visa: The entry-level property residence (DLD Taskeen). For a completed property with no minimum value; at least AED 400,000 per owner when jointly owned. A mortgage is allowed if at least 50% has been paid.

5-Year Retirement Visa: For applicants aged 55+. A completed, fully paid property of AED 1M+ — or a qualifying pension/savings/income (e.g. AED 240K/year).

Family: Once you qualify, you can usually sponsor your spouse, children and parents for the same visa duration.*

DLD valuation: The AED 2M threshold is based on the official DLD valuation, which may differ from the price you paid.*

Off-plan: Besides the signed SPA, a valid Oqood (off-plan registration) is required.*

Mortgage: A mortgaged property also qualifies for the Golden Visa — you need a No Objection Certificate (NOC) from a UAE bank; there is no minimum paid percentage.*

Who qualifies for a Golden Visa through Dubai property?

The United Arab Emirates links several residence visas to property investment. The calculator checks three programmes: the 10-year Golden Visa (property value of at least AED 2 million), the 2-year investor visa (no minimum property value, at least AED 400,000 per owner when jointly owned, completed property) and the 5-year retirement visa (at least AED 1 million, age 55+, fully paid, completed property).

You can specify whether the property is mortgaged, off-plan or jointly owned, and whether to use the combined value of several properties. For each programme the tool shows which conditions are met and how much is still missing.

Frequently asked questions about the Dubai Golden Visa

What property value do I need for the Dubai Golden Visa?

For the 10-year Golden Visa the calculator uses a property value of at least AED 2 million. A mortgaged property can qualify with the bank's consent (NOC), and off-plan property can count too. The 2-year investor visa has no minimum property value but requires a completed property; with joint ownership every owner's share has to reach AED 400,000.

How does the threshold work with joint ownership?

With joint ownership the threshold has to be met per owner, so the calculator divides the property value by the number of owners. The 2-year investor visa has no threshold for a single owner, but with joint ownership each owner needs at least AED 400,000.

Does the combined value of several properties count?

In the calculator you can enter the combined value of several properties; it then compares the total portfolio value with the threshold. Whether the authority accepts this in your case is worth checking individually before applying.

Can a company-owned property qualify for a Golden Visa?

The calculator does not treat company-owned property as eligible for the property-based visa programmes. If you plan to buy through a company, the options need to be examined individually.
